Pricing factors

What affects the final price?

1

Roof size (measured in squares)

One "square" equals 9.3m². A typical Sydney house has 20–35 squares. Larger roofs cost more in materials and labour time.

2

Pitch and access difficulty

Steep roofs require additional safety equipment and take longer per square. Multi-storey homes with limited scaffolding access add time and cost.

3

Number of broken tiles

Each cracked or broken tile needs individual attention. Old discontinued tiles may require sourcing or matching — that adds time and sometimes material cost.

4

Extent of repointing required

Repointing all ridges and hips on a large roof takes significantly more time than a small repair. This is often the biggest variable in a full restoration quote.

5

Coating brand selected

Premium manufacturer-backed UV-rated coatings cost more per litre than budget alternatives. The difference in lifespan is significant — a quality coating lasts 10+ years, a cheap one may chalk or peel in 3–5.

6

Number of coats applied

A properly applied system involves primer, sealer, and at least one topcoat. Some jobs require two topcoats for colour consistency or weatherproofing. Each additional coat adds material and drying time.

Our process

Why we don't quote sight-unseen

Two roofs of the same physical size can cost very different amounts depending on what's actually on them. A 25-square hip roof with minimal mortar deterioration and intact tiles is a different job entirely to a 25-square hip roof with extensive failed pointing, multiple broken tiles, and saturated bedding.

Any company quoting without an inspection is guessing — or deliberately low-balling to win the job, then adding costs on the day when you're committed. That's a practice that erodes trust and leaves homeowners with unexpected bills.

Pristine provides a free on-site inspection, followed by a written scope with the full price before any commitment. You know exactly what you're getting and what it costs before the crew arrives.

The real cost

Restoration now vs emergency repair later

Restoration now

~$4,800

Planned job. Written scope. Fixed price. Adds 10+ years of service life. Done in 2–5 days.

Emergency repair later

$12,000+

Water damage. Saturated insulation. Rotted timber framing. Ceiling replacement. All preventable.

Roof deterioration is compounding. Failed mortar lets water into the roof cavity, which saturates insulation, begins rotting the timber frame, and eventually shows as ceiling stains. By the time stains appear, the damage is already significant.

The repair bill at that point includes: emergency leak fix, insulation removal and replacement, potential ceiling plaster repair or replacement, timber treatment or replacement — plus, eventually, still needing the restoration that was deferred. Every season you wait, the job list grows.

A free inspection tells you exactly where your roof sits on that timeline — no obligation, no pressure.

FAQs

Pricing questions answered.

A full roof restoration starts from $2,490 ex GST, covering inspection, tile repairs, rebedding, repointing, primer, sealer, and UV-rated coating. Most residential jobs in Sydney fall between $3,000 and $15,000 depending on roof size, pitch, extent of repairs, and the coating selected. Final price is confirmed on-site after a free inspection — never sight-unseen.
A roof clean and biocide treatment starts from $490 ex GST. This removes moss, lichen and algae and stops regrowth — the lowest-cost intervention on a roof. If there are structural issues (cracked tiles, failed mortar, leaks), those need to be addressed as well. A free inspection identifies exactly what's needed.
For investment properties, roof restoration may be deductible as a repair or depreciable as a capital improvement depending on the nature of the work. For owner-occupied homes, it is not deductible. Always confirm with your accountant — the distinction between repairs and improvements affects how the ATO treats it.
The only accurate quote is one given after an on-site inspection. Any company quoting sight-unseen is guessing or low-balling to win the job, then adding extras on the day. Pristine Pressure Clean provides a free on-site inspection followed by a written scope with the full price before any commitment — no surprises.
Roof deterioration compounds. Failed mortar lets water in, which rots timber framing, saturates insulation, and eventually damages ceilings. By the time stains appear, the damage is already costly. A $4,800 restoration now versus $12,000+ for water damage repair, insulation replacement, ceiling work, and emergency fixes later. Every season you wait, the bill gets larger.
